ADA COUNTY

MEDIAN SALES PRICE —

  • Homes sold in Meridian comprised 31% of sales in January, compared to 36% of homes sold in December. The median sales price of homes sold in Meridian has trended ~$50-75K lower than Ada County overall for the past six months. 
  • The most affordable homes in Ada County continue to be located in Kuna where the median sales price of homes sold in January was $424,990.

HOMES SOLD —

  • Sales declined in January for both new and resale homes in Ada County. The decline was most significant for resale homes between 11-30 years old (-39% in sales volume from December to January). Despite this drop, sales still remain at a slightly higher level than this point in 2025.
  • Out of all cities in Ada, Meridian saw the largest drop in sales this month (-30%), mainly due to decline in new home sales.

PENDING SALES —

  • 63% of homes included in pending sales were originally designated as pending sale in January 2026. 80% of homes that were originally designated as pending sale before January 2026 are new homes (compared to 47% of homes that changed to pending sale in January 2026). 
  • Homes set to close next month (48% of current pendings) are slightly more likely to be new homes (40%) than homes sold in Ada County in January (36%).

INVENTORY —

  • 35% of homes currently in inventory were added in January. One-third of these homes added are located in Meridian where the vast majority are new homes. In overall inventory, 60% of homes are new. Homes added in January were evenly split between new and resale homes. 
  • Madrone Heights in Kuna and Centerville in Meridian currently have 32 homes in inventory, the most of any other subdivisions in Ada County.

DAYS ON MARKET —

  • There is a significant discrepancy between the days on market (DOM) and cumulative days on market (CDOM) for younger resale homes sold in Meridian and Eagle this month. DOM averages the number of days properties have been actively marketed from the time they are listed until they go under contract. CDOM provides a broader view by continuing to count days if the property is taken off the market as long as it is relisted within 90 days.

CANYON COUNTY

MEDIAN SALES PRICE —
  • The median sales price of homes sold in January remained similar to December.
  • The median price of homes in Canyon has not varied much since last January with only a range of $24,000 between monthly medians. This indicates some level of stability in the market.
  • The median price of homes 81 years or older decreased by $48,500 (15%) in January.

HOMES SOLD —

  • 96 fewer new construction homes sold in January (-45%). They accounted for 44% of total sales, compared to 52% in December.
  • 103 fewer homes sold in Nampa (-46%) in January and accounted for 45% of total sales, compared to 55% in December.
  • While sales slid month-over-month, resale sales carried closings for year-over-year comparisons, rising by 12.6%.

PENDING SALES —

  • Even with the drop of sales, the number of pending sales at the end of January was higher than it has been in months (609), about half of these homes are set to close in February.
  • 63% of the pending sales (381) are new homes. 77% of these new homes are either in Caldwell or Nampa.
  • The median price of homes pending sale is $465,990 and had been on the market for an average of 53 days.

INVENTORY —

  • 37% of the homes on inventory were added in January; the other homes on the market have been on the market an average of 108 days. 
  • 67 homes on the market have already dropped their listing price by $40,000 or more. These homes have been on the market for an average of 166 days. 
  • New resale homes (aged <1-10 years) have the highest average list prices of homes on the market.

DAYS ON MARKET —

  • The average DOM for houses sold in Canyon County increased slightly to 63 days in January. This is two weeks longer than the average DOM in Canyon County for all of 2025 (49 days). In January, a home in the 11-20 month age group sold that had been on the market for a year and a half which did slightly skew the average by two days.
  • Homes in Caldwell in January tended to be on the market on average longer than in the other cities in Canyon.

Classic One-Bowl Chocolate Peppermint Bark Brownies

  • 12 Tbsp. butter, unsalted
  • 1 1/4 cups chocolate chips, divided
  • 3/4 cup cocoa powder
  • 1/2 tsp. salt

ADA COUNTY

MEDIAN SALES PRICE —

  • 35% of homes sold in October were over 20 years old, an increase in overall proportion from September. On average, the sales price of these older homes is $120K lower than resale homes less than 20 years old.
  • The median sales price of a new home sold in Kuna in October was $454,990. These were the most affordable new homes sold in Ada in October, with a median price of >$100K less than those new homes sold outside of Kuna.

HOMES SOLD —

  • Sales in Ada County rebounded from dips observed in August and September, growing 8.3% in October.
  • This growth was due to significant sales increases in Meridian (+17%), Kuna (+23%), and Star (+18%).
  • While 36% of Ada's 2025 sales were in Boise, Meridian rose to meet Boise's sales volume in October. This is the f irst time since the beginning of 2025 that sales volumes in these two cities have been equivalent for the month.

PENDING SALES —

  • Over half of the homes pending sale in Ada County are new homes, the majority of which are currently under construction. Similar to new homes sold in October, 76% of new homes pending sale are located in either Meridian, Star, or Kuna.
  • In Meridian, there are currently 225 new homes pending sale, over half are currently under construction. These homes were pending after 14 days on market.

INVENTORY —

  • Less new homes were added to inventory in October when compared to September. The new homes that were added in October are mostly located in Star, Meridian, and Kuna which all saw strong new home sales in October.
  • Across all age bands, resale homes that have been in inventory longer than 80 days have on average experienced a $25K price cut. These homes are located throughout Ada County and not concentrated in one city.

DAYS ON MARKET —

  • Homes sold in Boise continue to have the lowest days on market across Ada County. In October, a home sold in Boise was on the market for an average of 35 days.
  • New homes sold in October that are currently under construction were on the market an average of 32 days. Two subdivisions in Star and one in Meridian sold over 10 homes under construction each in October. These homes were priced well below Ada's median sales price.

CANYON COUNTY

MEDIAN SALES PRICE —
  • The biggest change shift in median sales price for Canyon was seen in houses aged 6-10 years old (-10.5%)
  • Star remains the city with the highest median prices, though only seven homes sold in October within Canyon.
  • The median price for new homes ($465,495) was highest while older homes had the lowest median prices ($297,450 for homes 81 years and older).

HOMES SOLD —

  • 39.7% of homes sold in Canyon County in October were new builds. The composition of homes sold by age remained similar from September to October.
  • 45% of new homes sold were located in Nampa and 35% were located in Caldwell.
  • Only 15% of homes sold were purchased with cash while 22% were purchased with a FHA loan. Half of the homes were purchased with a conventional loan.

PENDING SALES —

  • The median price of pending sales is $444,000, a minimal change from September ($449,990).
  • 61% of pending sales are new homes and the median price of those homes is $470,177.
  • 15% (87) of pending homes had been on the market for more than 90 days. 45% of these 87 homes sold for $30,000 or more under their original list price.
  • 25% of pending sales are not due to close until 2026.

INVENTORY —

  • 30% of homes currently in inventory were added in October, the rest have been on the market an average of 101 days.
  • 18% of homes on the market have reduced their original asking price by $30,000 or more.
  • The average days on market for these houses is 152 days with 1,011 days being the longest amount of time and 16 days being the shortest amount of time.

DAYS ON MARKET —

  • Average days on market in Middleton decreased by almost 20 days this month.
  • Average days on market decreased for resale homes older than 50 years, specifically for houses 81 years and older by the same amount they increased in September.
  • This indicates that there were potentially a few older homes that sold in September that had been on the market for a long time, impacting the overall average.

ADA COUNTY

MEDIAN SALES PRICE —

  • Resale homes aged 31-50 saw the largest price drop between August and September, 13% lower on average.
  • Prices across different cities in Ada County remained at levels similar to those observed in August.
  • Younger resale homes comprised a smaller proportion of overall sales in September when compared to August. These homes tend to be priced higher than other resales and a slight decline here could explain the shrink in MSP.

HOMES SOLD —

  • The number of resale homes aged 10 years or younger sold decreased by 19% from August to September, this was the main reason overall sales volume declined in Ada County in September.
  • Across Ada, Meridian saw the largest decline in younger resale home sales which declined 27% in September.
  • For younger resales, the days on market increased by 6 days and sold for under the original list price on average.

PENDING SALES —

  • 57% of homes currently pending sale are set to close within the following month, this is 5% more than homes that were pending sale last month.
  • Homes pending sale that are set to close this month are currently priced below the original price associated with the listing. This may indicate that buyers may have some price negotiating power currently in Ada County.

INVENTORY —

  • Over half of the homes that have remained in inventory are new homes, mostly located in Meridian. These homes show evidence of price cuts since the original listing and may continue to decline in price if they are left in inventory longer.
  • 38% of homes currently in inventory were added in the past month. Nearly 40% of the homes added are older resales located in Meridian and Boise.

DAYS ON MARKET —

  • Homes sold in Boise had the lowest days on market in Ada County, 24 days on average. In Boise, the overall low DOM is driven by older resale homes which consistently sell after being on the market for around 25 days.
  • A resale home 10 years or younger sold in Meridian during August was on the market around 30 days on average. These same homes sold in September were on the market an average of 48 days.

CANYON COUNTY

MEDIAN SALES PRICE —
  • Median prices across cities generally decreased from August, though only mildly. ▪ Star had the highest median price again this month though this is out of only 6 houses sold within Canyon County lines.
  • The median price of homes aged 6-10 years increased by 13% this month and homes aged 1-5 years increased by 4%, the median price for all other ages decreased.

HOMES SOLD —

  • Half of homes sold in September were located in Nampa, 33% were located in Caldwell. This is the same proportion as August.
  • 18% of homes this month were purchased with cash while 24% were purchased with an FHA loan.
  • About half (53%) of FHA loans were used on houses in Nampa and 35% were used on houses in Caldwell.

PENDING SALES —

  • 89 of the homes with sales pending had been on the market for more than 90 days. Of these 89 homes, 73% sold for $20,000+ under their original listing price.
  • 55% of the pending sales are new build homes.
  • 50.2% are in Nampa and 30.5% are in Caldwell this is similar to the proportion of homes sold in September.
  • 18% of pending sales are not due to close until 2026.

INVENTORY —

  • 29% of the homes currently in inventory were added in September, the rest have been on the market an average of 99 days.
  • The median sales price of inventory added in September ($471,500) is slightly lower than the median sales price of homes added before September ($495,000).
  • Nearly half of homes in inventory (52%) are new builds.
  • 48% of the homes are in Nampa and 31% are in Caldwell.

DAYS ON MARKET —

  • Average days on market in Caldwell increased by 10 days this month and 11 days in Nampa. Caldwell's increase in September comes after a 14 day increase in August.
  • Average days on market increased for resale homes older than 50 years, specifically for houses 81 years and older (35 days).
  • Average days on market for homes 11-30 years old also saw an increase this month.
