ADA COUNTY
MEDIAN SALES PRICE —
- The median price of homes in the county increased by about $20,000 in July contributing to the continued rise in median prices since January.
- Homes aged 6-20 years old experienced the largest increase in median price. With houses aged 6-10 years increasing by 9% ($52,500) and homes aged 11-20 years increasing 8% ($47,450).
HOMES SOLD —
- Star is the only city in Ada County that experienced an increase in sold homes in July (9 additional homes) while Kuna experienced the largest proportion of decreased home sales (19% less in July).
- Homes aged 30 years or older experienced the largest decrease in homes sold in July.
- Boise accounted for most homes sold that were 31 years old and older.
PENDING SALES —
- 1,387 homes were pending sale at the end of July.
- 56% of homes pending sale are new homes.
- 82% of homes pending sale in Kuna are new.
- The average days on market for homes pending sale at the end of July was 27 days, this is much lower than the average days on market for the homes sold in July.
INVENTORY —
- 46% of homes on inventory at the end of July were new and another 10% were 5 years old or younger. Of the new homes on market, most are located in either Eagle or Meridian.
- Inventory across Ada County increased a modest 0.4% following a significant increase of inventory from May to June of 7.4%.
- Months of supply is still hovering around 2.4 months
DAYS ON MARKET —
- Older homes tend to be on the market for fewer days on average compared to newer homes with homes aged 81+ on the market on average 15 days and homes aged 6-10 years on the market 39 days on average.
- Homes in Eagle tend to be on the market longer than homes in other cities. This is true even when not accounting for the home that sold in Eagle in July that had been on the market since 2020.
CANYON COUNTY
- After a slight decrease in June, the median sales price of homes in Canyon County in July increased to the same median as May.
- After an increase in June, the median price of homes sold in July decreased by $25,000.
- The median sales price increased for homes in all age groups.
HOMES SOLD —
- The number of home sales in Canyon county decreased in July for the first time since January - it was a decrease of 79 homes to 494.
- The number of homes selling in both Middleton and Nampa decreased in July, Nampa by 12% and Middleton by 28%.
- New homes accounted for 39% of sales in Canyon County in July. Middleton accounted for 18% of new homes sold.
PENDING SALES —
- 754 homes were pending sale at the end of July, this marks the second month of decrease in pending sales - July's decrease larger than June's.
- The percentage of pending sales for new homes in Middleton increased again this month.
- 62% of these homes are new, 22% of these pending new homes are in Middleton, while 39% are in Nampa.
INVENTORY —
- New homes account for 51% of homes on the market in Canyon County, only 12% of homes on the market are 51 years old or older.
- Topaz Ranch West in Caldwell accounts for the subdivision with the most homes on the market right now, with 43 homes. Meadows at West Highland in Middleton has the second highest number, 26.
DAYS ON MARKET —
- In July, homes in Middleton were on the market longest on average, also, Middleton has the highest proportion of new homes sold.
- Average days on market continued to decline in July, falling to 41 days from 43 days in June.
- July was the fourth straight month of declining average days on market, indicating a steady acceleration in the pace of sales heading into the second half of the year
