ADA COUNTY

MEDIAN SALES PRICE —

  • The median price of homes in the county remained similar from July to August with only a $6,000 difference.
  • The median price of homes in Star decreased by about $45,000. This decrease marks the first month the median price of homes being below $500,000 since April.
  • Three homes sold for less than $300,000 in August (all in Boise), this is similar to last month. All of these homes experienced a small price cut before selling.

HOMES SOLD —

  • Only 9 more homes sold in August compared to July, indicating a potential leveling out of home sales after a steady increase at the beginning of the year.
  • Meridian accounted for 39% of new homes sold and 41% of homes aged 1 to 10 years, while Boise accounted for 75% of homes sold 31 years or older.
  • 15 more new homes sold in August compared to July while 19 fewer homes aged 6-20 years sold

PENDING SALES —

  • The median price of homes 20 years old or younger in Ada is about $600,000 or higher. The median price of homes older than 20 years is closer to $500,000.
  • The average days on market for homes pending sale is almost a month (30 days) for homes in Meridian while only 22 days in Kuna and Star.
  • 1,269 homes were pending sale at the end of August, almost half of which are set to close in September.

INVENTORY —

  • The increase of the number of homes on the market is mostly the result of an increase in the number of homes added to the market in Kuna and Meridian.
  • 62% of the new homes on the market in Kuna at the end of August were located across only six neighborhoods.
  • Inventory increased in August by a similar amount of homes as it decreased in July. At the end of August nearly 2,000 homes (1,979) were on the market in Ada County.

DAYS ON MARKET —

  • Homes in Boise are on the market for almost half as many days on average compared to Eagle, Kuna, and Star (22 days compared to 40, 41, and 47 respectively).
  • This could be because new homes tend to be on the market longer and Boise accounts for the fewest new homes but could also be related to the demand for homes in Boise rather than outside.

New Home inventory increased, giving buyers more options, while pending sales slowed and homes spent a little more time on the market. CANYON COUNTY

MEDIAN SALES PRICE —
  • There was only a $2,000 difference between the median sales price in July and August. ▪ Despite the similar median price, 10 additional homes sold over $1 million (28 total selling over $1 million), 16 of these homes were new.
  • Only one home in Nampa sold for over $1 million in July, 9 homes sold over this price in August, including two over $2 million.

HOMES SOLD —

  • The number of homes sold in Canyon County decreased for the second consecutive month, with 472 
  • This decrease was mostly a result of a decrease of home sales in Nampa, 24 fewer homes sold in Nampa in August compared to July.
  • This is the second month in a row that Nampa experienced a decrease in the sale of homes, 60 fewer homes sold in August compared to June.

PENDING SALES —

  • 83 new homes are pending in Middleton, 50 of these homes are in the Meadows at West Highland development, however 68% of these homes are not set to close until 2027.
  • 21% of homes pending sale decreased their original price by at least $10,000.
  • 703 homes were pending sale at the end of August, this marks the third month of decrease in pendings sales.

INVENTORY —

  • The average DOM of houses on the market for houses added before August is 91 days.
  • About 30% of homes on the market were added in August. The median listing price of these homes is $490,445 - similar to July.
  • 32 homes have decreased their price by $100,000 or more - 14 of these are 5 years old or newer.

DAYS ON MARKET —

  • Average days on market remained similar in August (40 days). This number has been similar since May.
  • When not accounting for new homes, the average DOM is 28.7 days, similar to July. 
  • Homes aged 21-50 years tend to be on the market the shortest amount of time compared to other ages.
