ADA COUNTY

MEDIAN SALES PRICE —

  • Lower sales volume this month in Boise meant that a higher proportion of overall sales were in Eagle and Kuna in August compared to July (22.2% in August to 18.8% in July). These homes have a higher median price than those sold elsewhere in Ada and are one of the contributing factors to the increased median sales price seen in August. 
  • The MSP of homes sold in Boise increased from July to August. Meridian, Kuna, and Eagle decreased this month.

HOMES SOLD —

  • In cities that combined to account for over three-quarters of Ada County sales volume in August (Boise, Meridian, and Star), sales volume decreased from July to August. Decreased sales volume was mostly confined to resale homes in these cities (Meridian was the exception where a 10% decline in new home sales was seen in August).
  • Among resale homes, older homes saw the largest drop in sales in August (homes 20+ years old).

PENDING SALES —

  • 53% of homes currently pending sale are set to close in September, this is 2% higher than last month where 51% of homes pending in July were set to close in August in Ada County. 
  • Nearly 40% of the homes set to close next month are older resale homes (20+ years) that have DOM similar to older resale homes sold in August. This indicates sustained demand in this space across Ada County.

INVENTORY —

  • Centerville, a community in Meridian, has 37 homes in inventory which was the most out of any subdivision in Ada County. These homes have an average price below $500K and appear to have, on average, already experienced cuts from original prices.
  • Around 30% of the homes added to inventory are resale homes that are 20+ years old, a category of homes that has been in consistent demand in the area

DAYS ON MARKET —

  • The primary driver of DOM still appears to be price in Ada County where older resale homes (20+ years) have the lowest days on market across the region. Despite the median prices of homes increasing, older resale homes continue to be on the market 20 days on average in Boise.
  • DOM among these older resale homes are nearly identical to last month (around 30 DOM), which may indicate a lack of inventory rather than a decline in buyer demand.

CANYON COUNTY

MEDIAN SALES PRICE —
  • Younger resale homes, specifically aged 1-5 years, were the most expensive homes sold in Canyon this month. 
  • The median price of homes 11-20 years old increased 8% this month while median price of homes 51-80 years old decreased 10%. 
  • The median price of 6-10 year old houses dropped 12%, the same amount they increased in July, rebounding their median price to what they were in June.

HOMES SOLD —

  • The composition of homes sold in August were similar to those in July, including age (40.9% of homes sold were new builds) and location (50% of homes in Nampa, 34% in Caldwell, the remaining in neighboring towns).
  • 20% of homes this month were purchased with cash, 22% were purchased with an FHA loan. Nearly half (45%) of FHA loans were used on houses in Caldwell and 46% were used for houses in Nampa.

PENDING SALES —

  • The median price of pending sales is $446,417. 
  • Pending homes were on the market for an average of 42.4 days before going under contract. 
  • 109 of the homes with sales pending had been on the market for more than 90 days, of these 109 homes, 68.8% of them sold for $20,000 or more under their original listing price. 
  • 59% of the pending sales are new construction homes.

INVENTORY —

  • 36% of the homes currently in inventory were added in August, the rest have been on the market an average of 109 days.
  • The median sales price of inventory added in August ($480,000) is similar to the median sales price of homes added before August ($490,000). 
  • Nearly half of the houses in current inventory (48%) are new builds.

DAYS ON MARKET —

  • The average days on market in Caldwell increased by 14 days this month and 13 days in Middleton.
  • Average days on market in Nampa remained similar to July (a 3-day increase).
  • Average days on market increased for resale homes aged 1-10 years old.
