  • Population: 235,000 (2020 census)
  • Median Home Price: $518,000

ADA COUNTY

MEDIAN SALES PRICE —

  • There was a 24% decrease in the number of resale homes aged 1-5 sold in July when compared to June. These homes are generally priced above the median sales price when compared to older resale homes. Lower volume may be one reason why median sales price declined in July. 
  • Star saw the largest decline in resale home sales this month. The resale homes sold in July in Star were on the market longer and priced much lower than sales in June.

HOMES SOLD —

  • 42% of homes sold in Ada County this month were not designated as qualifying for homeowner's exemption tax relief. This indicates that these homes may not be the primary residence of the new owner.
  • Sales volume in Kuna and Star decreased by 11.4% and 11.5% respectively in July.

PENDING SALES —

  • Only 51% of homes currently pending sale are set to close in August.
  • The number of days from when a home is taken off-market until closing varies by location. Boise appears to consistently have a large proportion of pending sales as well as the lowest number of days between when a home is taken off-market and when the sale is closed.

INVENTORY —

  • There are several subdivisions in Boise with a considerable number of homes in inventory. For example, Dry Creek Ranch currently has 36 homes and Cartwright Ranch has 18 in inventory. On average, these homes are priced over $1 million and have been on the market over 70 days.
  • 35% of homes added to inventory this month were in Meridian. Of these homes, 20% are resaless between 20-50 years old that have a median sales price of $515K.

DAYS ON MARKET —

  • Boise continues to have the lowest DOM in July. Homes sold in Boise were on the market for an average of 25 days, this average is even lower for homes 50+ years old which are priced lower than the median home sold this month in Ada County.
  • Eagle continues to be an area where expensive homes ($750K+) are being sold within 30 days of listing across all age bands.

CANYON COUNTY

MEDIAN SALES PRICE —
  • Most age categories saw a decrease in median price, although homes aged 6-10 years saw considerable price increases this month.
  • Younger resale homes, specifically aged 6-10 years, were the most expensive homes sold in Canyon County this month, increasing by +12.5% from June to July. Other age brackets saw a MOM decrease anywhere between -0.67% (21-30 years) to -8.0% (1-5 years

HOMES SOLD —

  • Half of July's home sales were in Nampa. MOM %-6.4%-10.1%-1.0%
  • Over 50% of purchases in Melba, Middleton, Parma, and Star may not be primary homes as they were sold without a qualifying homeowner's exemption. 
  • Cash buyers accounted for 20% of sales across all price points. ▪ A large majority (92.3%) of homes sold were in subdivisions, led by Nampa's Spring Shores with 11 sales.

PENDING SALES —

  • Pending homes were on the market for 36.8 days on average. These homes experienced price cut of $5K on average before being taken off-market.
  • There are currently 37 homes pending sale in the Adams Ridge subdivision in Nampa and the majority are currently set to close by the end of 2025.
  • New homes comprise a majority of pending sales, 58.1% of all pending homes were new homes in July.

INVENTORY —

  • Only 20% of homes currently in inventory were added in July, the rest have remained on the market an average of 90 days.
  • Homes added to inventory in July had a median sales price of $470K, lower than the price of those that have been in inventory for over a month (these homes have a median sales price of $525K).

DAYS ON MARKET —

  • Resale homes sold in Nampa had some of the lowest average days on market of any other segment in the county, averaging 25 days in July.
  • Younger resale homes had the lowest days on market of all home sold in July, these homes were also the most expensive homes sold this month.
