ADA COUNTY

MEDIAN SALES PRICE —

  • There was a 24% decrease in the number of resale homes aged 1-5 sold in July when compared to June. These homes are generally priced above the median sales price when compared to older resale homes. Lower volume may be one reason why median sales price declined in July. 
  • Star saw the largest decline in resale home sales this month. The resale homes sold in July in Star were on the market longer and priced much lower than sales in June.

HOMES SOLD —

  • 42% of homes sold in Ada County this month were not designated as qualifying for homeowner's exemption tax relief. This indicates that these homes may not be the primary residence of the new owner.
  • Sales volume in Kuna and Star decreased by 11.4% and 11.5% respectively in July.

PENDING SALES —

  • Only 51% of homes currently pending sale are set to close in August.
  • The number of days from when a home is taken off-market until closing varies by location. Boise appears to consistently have a large proportion of pending sales as well as the lowest number of days between when a home is taken off-market and when the sale is closed.

INVENTORY —

  • There are several subdivisions in Boise with a considerable number of homes in inventory. For example, Dry Creek Ranch currently has 36 homes and Cartwright Ranch has 18 in inventory. On average, these homes are priced over $1 million and have been on the market over 70 days.
  • 35% of homes added to inventory this month were in Meridian. Of these homes, 20% are resaless between 20-50 years old that have a median sales price of $515K.

DAYS ON MARKET —

  • Boise continues to have the lowest DOM in July. Homes sold in Boise were on the market for an average of 25 days, this average is even lower for homes 50+ years old which are priced lower than the median home sold this month in Ada County.
  • Eagle continues to be an area where expensive homes ($750K+) are being sold within 30 days of listing across all age bands.

CANYON COUNTY

MEDIAN SALES PRICE —
  • Most age categories saw a decrease in median price, although homes aged 6-10 years saw considerable price increases this month.
  • Younger resale homes, specifically aged 6-10 years, were the most expensive homes sold in Canyon County this month, increasing by +12.5% from June to July. Other age brackets saw a MOM decrease anywhere between -0.67% (21-30 years) to -8.0% (1-5 years

HOMES SOLD —

  • Half of July's home sales were in Nampa. MOM %-6.4%-10.1%-1.0%
  • Over 50% of purchases in Melba, Middleton, Parma, and Star may not be primary homes as they were sold without a qualifying homeowner's exemption. 
  • Cash buyers accounted for 20% of sales across all price points. ▪ A large majority (92.3%) of homes sold were in subdivisions, led by Nampa's Spring Shores with 11 sales.

PENDING SALES —

  • Pending homes were on the market for 36.8 days on average. These homes experienced price cut of $5K on average before being taken off-market.
  • There are currently 37 homes pending sale in the Adams Ridge subdivision in Nampa and the majority are currently set to close by the end of 2025.
  • New homes comprise a majority of pending sales, 58.1% of all pending homes were new homes in July.

INVENTORY —

  • Only 20% of homes currently in inventory were added in July, the rest have remained on the market an average of 90 days.
  • Homes added to inventory in July had a median sales price of $470K, lower than the price of those that have been in inventory for over a month (these homes have a median sales price of $525K).

DAYS ON MARKET —

  • Resale homes sold in Nampa had some of the lowest average days on market of any other segment in the county, averaging 25 days in July.
  • Younger resale homes had the lowest days on market of all home sold in July, these homes were also the most expensive homes sold this month.

ADA COUNTY

MEDIAN SALES PRICE —

  • There is currently almost a 10% gap between the median prices of new and resale homes.
  • Lot size, square footage, and locations of new homes remained similar month-over-month despite an 8.5% price increase.
  • Median price variations within age categories were significant. Several resale age brackets saw price increases in July while the overall category saw a decrease

HOMES SOLD —

  • This is the 5th straight month sales have increased in Ada.
  • Resale homes saw an overall increase in sales of 5.7% while new constructions saw a decrease of 5.2%, making 70% of total sales resale homes.
  • Homes in the 1-5 and 6-10-year age categories saw the largest changes, seeing increases of 56.4% and 32% respectively. 11–20-year-old homes saw the largest decrease at 12.2% compared to the previous month.

PENDING SALES —

  • This is the 2nd month that a slight decline in pending sales has been observed in Ada.
  • Existing homes saw a sharper decrease in pending sales of 2.8% compared to new homes. This decrease in pending sales is directionally the opposite of changes in overall sales in June, where resale home volume increased.
  • 35% of pending sales in June were new homes not set to close until August 2025 or later.

INVENTORY —

  • There were 23% more resale homes than new homes in inventory in June. This trend has been consistent since April 2025.
  • In Meridian, Eagle, and Boise there are proportionately more new homes in inventory than the proportion seen in overall sales in June. This implies that buyers are searching for resale homes in these areas and new homes may be remaining in inventory month over month.

DAYS ON MARKET —

  • Days on the market remained at similar levels observed in May (down 1 day on average).
  • Days on market continue to be lower in cities where resale homes make up most sales.
  • New Homes, homes <1 year old, and 11–20-year-old had by far the highest DOMs during June, all at least 12 days higher than next highest category.

CANYON COUNTY

MEDIAN SALES PRICE —
  • June is the 2nd month the median price has increased.
  • Price increases were most significant for new homes sold in June. A group of new homes sold in Middleton, Nampa, and Star were priced over $700K. These more expensive new homes were not included in homes sold in May.
  • New home square footage increased by 5% in June which may be another contributing factor to the slight median sales price increase that occurred this month.

HOMES SOLD —

  • The number of homes sold increased by 4.3% in June.
  • There was a 27% increase in homes sold in Middleton from May to June. These homes were split evenly between new and resale homes.
  • Younger resale homes saw significant increases in sales in June as well as a segment of new homes that were sold but yet to be built.

PENDING SALES —

  • Half of homes currently pending sale will close later than July 2025.
  • There is a sizeable (40% of June pending sales) segment of homes under construction that are pending sale. Around half of these homes are in Nampa and have an average price point of $550,000. This segment of homes is 30% higher than the overall number of new homes sold in June.

INVENTORY —

  • Inventory increased for the 6th month in a row in June.
  • Homes currently in inventory tend to be more expensive than the homes sold in June. Specifically, the volume of homes priced under $400K comprises a much smaller proportion of inventory when compared to the proportion of homes sold in June.
  • Homes in inventory priced over $650 have been on the market for an average of 80 days.

DAYS ON MARKET —

  • Days on Market dropped by 2 days on average in June.
  • 37% of homes sold in June were priced 400K and under, these homes had the lowest average days on market out of all price segments. This signals a high buyer demand for homes at these prices.
  • Homes priced from 401-550K had the longest days on market in June at around 52 days on average. 35% of all homes sold in June fell into these price buckets.

ADA COUNTY

MEDIAN SALES PRICE —

  • Ada's Median Sales Price increased by 6.2% in May and is currently at its highest value since August 2022. This increase can be attributed to resale homes sold in May, particularly resale homes aged 1-10 years.
  • In May there were 22% more homes sold that were purchased with cash as opposed to April. 16% of May's Eagle sales were purchased with cash as opposed to April. 16% of May's Eagle sales were purchase in cash, compared to 11% of the homes sold in April.

HOMES SOLD —

  • Homes sold increased for the fourth month in a row and was 12.5% higher than the number sold in April.
  • The increase in homes sold seen in May was caused by resale home sales that were over 20% higher than in April. Growth in homes sold was seen across all resale home ages but were most significant for homes 20+ years old which grew by an average of 30% in May.
  • Home sales increased in all Ada cities except Star in May.

PENDING SALES —

  • Pending Sales decreased slightly (down 2.9%) in May but still sit 11.1% higher than they did at this point last year.
  • Pending homes in Ada County are currently evenly split between new and resale homes, but this differs at the city level. Specifically, Boise and Garden City had far more new homes pending than resale homes at the end of May.
  • Only 56% of homes currently pending are scheduled to close in June 2025.

INVENTORY —

  • Inventory increased for the fourth month in a row, growing 12.2% in May from April.
  • Currently, 55% of homes in inventory are resale homes. While growth in resale home sales was seen in May despite price increases, the resale homes in inventory have been on the market over 40 days on average. This may be due to their price being significantly over the median for similar homes sold in May.

DAYS ON MARKET —

  • The lowest average days on market were seen for resale homes 20+ years old. These homes were on the market under 20 days on average. This shows a continued buyer demand for older resale homes despite higher prices.
  • Average days on market remains above 30 days in Ada County due to higher days on market in Eagle, Kuna, and Meridian as opposed to Boise where homes were on the market for an average of 21 days in May.

CANYON COUNTY

MEDIAN SALES PRICE —
  • Median sales price for resale homes rose in May due to a set of homes sold in Middleton priced over $100K higher than homes sold in the same area last month. Both sets of homes were similar ages, but the ones sold in May were 600 square feet larger on average, which may contribute to the discrepancy.
  • The median sales price for new homes increased slightly in May but wasn't a key driver to the overall increase.

HOMES SOLD —

  • The number of homes sold declined for the first time in four months in May, decreasing by 6.3%.
  • Decline in resale homes sold was seen for both newer (<20 years) and older (20+ years) homes in May. Geographically, Caldwell saw the sharpest decline in the number of homes sold which decreased overall by 16% from April to May. 
  • Resale homes continue to outnumber new homes sold.

PENDING SALES —

  • 59% of homes currently pending are new homes, this is consistent with proportions observed in April. Of these new homes pending sale, over half (61%) are currently under construction and appeared in pending sales last month. 
  • Across all age bands, resale homes pending sale have already seen a price reduction from the original price associated with the listing.

INVENTORY —

  • Homes in inventory have been on the market 70 days on average, meaning a fair proportion of these homes are remaining in inventory month over month. These homes are priced $200K on average more than the median sales price of homes sold in Canyon in May.
  • Resale homes added to inventory in May are located primarily in Caldwell and Nampa. These homes tend to be older resale homes (20+ years old).

DAYS ON MARKET —

  • Homes priced under $300K were on the market for an average of 25 days across the region in May, opposed to those priced $301-500K which averaged 43 days on market.
  • There is evidence of more expensive homes (>$700K) being taken off market and relisted shortly after so days on market for these homes may appear lower than the length of time the homes have been available.

ADA COUNTY

MEDIAN SALES PRICE —

  • When compared to March, prices decreased for homes across all age buckets except homes sold that are currently under construction (saw an average price increase of 2.4%). The largest decreases in price were seen for resale homes 5 years or younger which saw an average price decline of 26% in April. When compared to similar homes sold in March, these younger resale homes sold in April had around 7% less square footage on average.

HOMES SOLD —

  • The increase observed in April's sold resale homes was due to significant increases in the sales of older homes. A nearly 24% and 60% increase was seen in the sales of homes aged 21-30 years and 31-50 years (respectively) in April compared to March.
  • There was a 13.6% increase in the sale of homes that are currently under construction. 97% of these homes were located outside of Boise, mostly in Meridian and Star.

PENDING SALES —

  • 57% of resale homes currently pending sale are over 20 years old. The majority of these homes (76%) are set to close in May. We may continue to see an increase in sales volume for these older resale homes in May based on sales currently pending.
  • A large portion of homes pending sale (41%) are new construction homes that are not set to close before the end of May 2025.

INVENTORY —

  • Inventory increased by 22% in April, the third straight month that an increase has been seen in Ada County.
  • There was a 17% decrease in inventory for homes currently under construction, a home type that appeared to have significant buyer demand in April.
  • Resale home inventory increased across all age bands, most significantly for homes aged 51-80 years which saw a 53% increase in inventory in April.

DAYS ON MARKET —

  • The lowest average days on market in April was seen for older resale homes. On average, homes over 20 years old sold in April were on the market for 20 days. The quantity of these homes sold increased in April, which indicates continued demand for older resale homes in Ada County. 
  • Among new homes, those listed as currently under construction sold the fastest in April and were only on the market for around 22 days on average.

CANYON COUNTY

MEDIAN SALES PRICE —
  • The largest price increase was seen for resale homes 51-80 years old; these homes saw an average price increase of 22% in April.
  • Homes sold that were under the age of 30 decreased in price on average when compared to similar homes sold in March.
  • Homes sold that are currently under construction also saw a price decrease of 7% in April.

HOMES SOLD —

  • The number of new and resale homes sold increased in April. The increase was more substantial for resale homes which increased by 38% compared to 16% for new homes. Similar to Ada County, sales for homes 20 years old and older increased substantially in April (54.7% for Canyon County). 
  • In March, 49% of all homes sold were resale homes. In April, this proportion rose to 54%.

PENDING SALES —

  • Pending sales remained at similar levels as March.
  • Similar to March, 62% of homes that are currently pending sale are new homes. 70% of these new homes are not set to close until after May 2025 and will likely appear again in Canyon's pending sales next month.
  • Over half (55%) of resale homes pending sale are over 20 years old and have similar days on market to homes of that age that sold in April.

INVENTORY —

  • The number of homes 20 years or older in inventory increased by 33.7% in April. This is a segment of homes that saw increased sales numbers in March. We may see similar trending in May due to the amount of these homes currently available.
  • The number of new homes that are currently under construction in inventory declined by 23.8% but the sales of these homes increased 60%, signifying buyer demand.

DAYS ON MARKET —

  • Homes over 20 years old sold in April had the lowest average days on market when compared to younger and new homes. In April, a home sold that was 20 years or older was on the market for an average of 31 days.
  • Younger resale homes (those under 20 years of age) were on the market on average 10 days longer than older homes and, on average, sold for $10k lower than the original asking price associated with the listing.

ADA COUNTY

MEDIAN SALES PRICE —

  • Ada's Median Sales Price saw its largest month over month increase since March 2024 at 6.6%.
  • When compared to February, sales prices were higher on average for homes across all age buckets. The most significant difference was seen in new homes, likely caused by a lack of new homes sold <$500K in March.
  • Resales sold in March that were >20 years old were priced around $40K higher than similar homes sold in February.

HOMES SOLD —

  • Homes sold increased for the second straight month. The increase observed this month was half of the large increase in sales observed last month. 
  • Sales volume is back to where it was in November/December 2024, showing sales recovery from the large seasonal dip in sales observed in January. 
  • The volume of resale homes 5 years or younger increased by 28% between February and March.

PENDING SALES —

  • Pending Sales increased by 14.8% this month largely due to a significant increase with resale homes. 
  • Since January, increases in pending sales have translated to increased sales volume in Ada County. We will watch for increased sales volume moving into April. 
  • 54% of resale homes that were pending in March were over 20 years old. Most of these homes were in Boise and were on the market less than 30 days on average.

INVENTORY —

  • Consistent with the beginning of 2025, over half of the homes in inventory are new homes. Most of these new homes in inventory are in Meridian and a large proportion have been relisted within the past 1-2 months at a higher price than the one associated with the original listing. 
  • List prices for resale homes in inventory are well above those that closed in March. However, the prices of these homes have decreased relative to the original list prices.

DAYS ON MARKET —

  • Pricing continues to be the biggest driver of how long a home remains on the market before it is sold. Regardless of age of home or location, homes priced below $400K continue to move quickly in Ada County. 
  • New homes priced $600K and below across Ada County have an average Days on Market around 35 days, significantly lower than other new homes priced higher, regardless of location.

CANYON COUNTY

MEDIAN SALES PRICE —
  • Median Sales Price increased by 2% in March. MOM % +2.0% +1.0% +2.7% 
  • The prices of resale homes sold that were 5 years or younger increased in March by around $40K when compared to those sold in February. 
  • Resale homes in Caldwell were priced significantly lower than those sold in February. A larger volume of these lower cost resale homes were sold in March.

HOMES SOLD —

  • The number of homes sold increased by 6.3% this month. While this is the second consecutive month an increase has been observed. The level of increase has cooled considerably from last month's 40% increase in sales.
  • New homes and resale homes are being sold at near equal quantities in Canyon County, with the proportion of homes sold that are resale homes increasing this month.

PENDING SALES —

  • A larger portion (62% in March) of pending sales in Canyon County continue to be new homes. A large portion of homes under construction were pending sale in March, primarily located in Nampa and Caldwell. This segment of new homes were on the market for 21 days on average. 
  • March faced a 37% increase in pending resale sales. These resale homes tended to be younger (44% under 20 years old) and priced lower than new homes pending sale.

INVENTORY —

  • Inventory increased slightly overall in Canyon County this month; the most significant increase was seen in resale home inventory. 
  • 47% of resale homes added to inventory this month are in Nampa and currently sit at a more affordable price point than similar inventory added in Caldwell this month. 
  • A segment of resale homes priced at $750k+, located outside Nampa/Caldwell, entered inventory in March.

DAYS ON MARKET —

  • Days on Market decreased by 11 days on average this month with significant decreases being seen for new and resale homes. 
  • Younger resale homes (20 years or under) saw a decrease in average Days on Market, despite being priced higher than similarly aged homes sold in February. This may indicate buyer appetite for resale homes in Canyon, likely due to their greater affordability than new builds.
